Now schools are back after a (VERY) long summer and September is here, it’s that time of year when many people who were thinking about selling their property decide to take the plunge, and get moving before the Christmas period.
Whilst for many people, just being able to celebrate the festive period in their lovely new home is enough, for some, there is more urgency to get moving. School applications are open from now until around Christmas time, and therefore families need to be in their new home and registered for Council Tax etc by the New Year in order to stand a chance of securing a place at their preferred school.
The sooner you put your property on the market now, the more chance there is of selling and getting moved in.

Choose a fast-moving estate agent

Once we have images, we also produce posts with these images and videos for our social media channels, and get them live ASAP. Even before your property is officially listed, we nearly always have prospective clients in mind who may be interested in viewing your property, and it’s been known to get places under offer even before we’ve had a chance to list them, as we match the right client to the right home!
Boost your property’s kerb appeal
A recent survey found that kerb appeal to be important to prospective buyers. The features that matter most to home buyers are windows being in good condition and a roof that doesn’t need repair. Make your property look as smart as possible to entice people in.
Price it right
Whilst we always want you to get the best price possible for your property, we also pride ourselves in giving honest valuations and never knowingly overpricing in order to gain clients. By pricing realistically, you will get viewers through the door who are more likely to make you a quick, decent offer if they think they’re getting a good deal. Get your solicitor ready
Instructing a conveyancing solicitor early is a good idea, and start gathering your paperwork together now if you want to secure a quick sale and get moved as quickly as is feasible. To reduce delays, it’s probably best to have chosen which solicitor or conveyancer you want to use around the time you choose the estate agent so you’re ready to go- and you’ll be popular with the rest of any potential chain! Whilst you’re not instructing them straight away, it’s wise to tell them you want to sell, and agree conveyancing fees. You can then officially instruct them to start work once you have a formal offer.
