Managing your own tenancy if you have the perfect tenant that pays on time every month and never complains is a walk in the park. However even the best tenants have issues that arise that are out of their control and they can be rather demanding sometimes if things go wrong ... and sometimes things do go wrong, no matter how hard you try.

Sometimes finding a tenant and moving then into a property is the easy bit, managing the tenancy smoothly thereafter can turn out to be the tricky part.

A plumbing leak at midnight with a distraught tenant on the phone may be the last thing you want, or calls about noisy neighbours. These are just a couple of examples of a myriad of difficulties that can arise.

Also there is the ever increasing legislation that landlords have to comply with, have you really got the time and inclination to keep up to date and deal with it all?
There is no need to worry, because we provide a very easy and simple way to avoid all of this. Appoint us as your managing agent. That way we are the middleman, your tenant never contacts you, we deal with everything, always ensuring your best interests are protected.

Very importantly we visit the property every six months to make sure it is ok, it could otherwise be that the tenant does not tell you about a slow leak and a brown stain appearing on the ceiling! We form a relationship with your tenant so that they are encouraged to keep us informed of any maintenance issues no matter how trivial they may sound. That way those small problems do not become big ones.

We also send you a written report complete with photos every 6 months, included as part of our management service so you can actually see for yourself how your property is being kept.

Fees

We are here to provide peace of mind and support for our clients, our full management fee starts at just 10% + VAT of your monthly rent and there is also no upfront lettings fees to pay if you choose to let us manage your property.

We are on your Doorstep!

Our property managers are based here in Bromley, so we are in the area, not a distant call centre where you seldom speak to the same person twice, your designated property manager will know your property intimately. In an emergency we can be there within minutes during office hours.

Rent Arrears

All landlords dread the day their tenant fails to pay the rent on time and hopefully it will never be an issue. However, it does happen every now and then and it is then vital to have the help and advice of a knowledgeable managing agent.

We work to an organised system which is designed to get late rent paid before arrears get out of hand. We will also be able to talk you through the complicated laws and procedures surrounding the legal recovery of unpaid rent and evicting a non-paying tenant should the unthinkable happen.

We will even appear in court on your behalf if the worst comes to the worst.

Out of hours

We are available 7 days a week but obviously we cannot be open 24 hours a day, so we use a out of hours maintenance company that we have dealt with over a number of years, who have an exclusive night time contact number and if needed their operatives that can rapidly reach your property in the event of an emergency.

Lewis has over 20 years experience in the property industry. As a young negotiator he worked for large South East London Estate Agency and he also worked his way up to Associate Director at a City based Estate Agency by the time he was 25.

He jointly owned and sold a successful business in the East End of London before deciding to come back to his roots and set up Bromley Property Company in late 2016.

Lewis is a life long Bromley Borough resident and hails from West Wickham where he attended Wickham Common Primary School and then Hayes Secondary School.

He's married with three children, all of whom attend local schools. Both himself and his wife are very active with local autistic charities helping with various events.

Football plays a big part in his life, playing for Charlton Athletic youth team in his early days and he is an avid supporter of Bromley FC.

The competitive drive that pushes him on is what helps fuel his passion for the business. This and his in-depth knowledge of the borough is a great combination which helps deliver the results his clients have come to expect.

20 years in the home improvement industry rising to director level served him well as a landlord and since 2009 owning and running his own business specialising purely in property letting and management.
A lifelong Bromley borough resident Trevor runs Bromley Property Company’s letting and management department and continues to operate at the highest possible levels of professionalism and service as the portfolio grows.
Sport and fitness play a big part in Trevor’s life as he tries to keep up with two athletic children currently in sixth form and university. He also follows the fortunes of the ever-improving Bromley FC.
